Construction Site Supervisors – Full Time

Construction Site Supervisor with current or recent experience in ground-up apartment construction. We are looking for someone able to work in a fast-paced environment and willing to work Saturdays. This is a salaried, full-time position. Benefits include paid vacation days and sick time.

Responsibilities:

  • All tasks needed to deliver projects on budget, on time, and within quality and safety standards

  • Create checklists and reports on Buildertrend to aid in controlling aspects of the construction process

  • Obtain bids, order materials and supplies, and schedule deliveries

  • Review and approve invoices

  • Create and monitor construction schedules, including trade and contractor schedules, define critical paths for projects, and oversee cost control to ensure projects are completed on time and that meet expected quality and profit levels

  • Responsible for the on-schedule construction and presentation of projects

  • Schedule all contractors on-site as well as off-site for each phase of development and construction

  • Complete each project on schedule, from planning through occupancy, ensuring that all contract obligations are satisfied

  • Communicate quality and performance standards to all trades, contractors, and suppliers

  • Monitor project quality, cost control, and budget

  • Conduct detailed inspections after each trade and contractor has completed work, and before any work is authorized for payment

  • Achieve the highest quality of work through effective management of the construction process and resources

  • Interface with subcontractors, and government agents and agencies

  • Establish and maintain daily contact with appropriate city officials and inspectors

  • Ensure that all projects are built to the requirements and specifications established by construction drawings, building codes, specifications, and approved change orders

  • Be aware of all applicable building codes

  • Regularly monitor clearances and needed city permits to obtain permits and certificates of occupancy

  • Verify that city final is complete and passed by the city inspector

  • Manage all functions of the worksite, as it relates to project construction, including keeping job sights OSHA compliant

  • Maintain a safe worksite by implementing good housekeeping regulations and safety requirements, enforcing safe work habits and all agency regulations and obtain releases

  • Monitor worksite cleanliness, and hold trades and contractors responsible for daily clean-up

  • Walk each completed project before the final walk-through to make sure they are complete, clean and that meet all standards

  • There will be additional assignable duties and the only constant will be change

Qualifications:

  • Minimum 5 years of construction experience

  • Experience in ground-up apartment construction required

  • Competency with computers, devices, Microsoft Word and Excel, and G Suite

  • Must have a valid driver’s license and reliable transportation

  • Ability to demonstrate initiative

  • Spanish-speaking a plus

  • Industry licenses and certifications a plus


Project Manager – Full Time

Construction Project Manager with a minimum of 2 years experience in construction scheduling/project management. We are looking for someone with current or recent experience in construction management, new construction preferred. This person is able to work in a fast-paced environment and willing to work Saturdays. This is a salaried, full-time position. Benefits include paid vacation days and paid sick time.  

Responsibilities:

  • Maintain the Buildertrend database, including set up new projects, maintain templates and layouts

  • Collaborate with Construction Manager, Superintendents and CEO on a daily basis

  • Follow up with teams to make sure they are in schedule

  • Ask team members for daily updates and maintain records of logs

  • Prepare project schedules

  • Assist project teams with issues, questions and scheduling

  • Depending on needs, may assist in planning and scheduling during pre-construction and design phases. Assist with scheduling on specific projects where needed

  • Help project teams as needed to develop baseline schedules, cost load, update, revise, record delays, and prepare reports and visual tools

  • Continuously improve planning and scheduling of projects

  • 90-95% of work will be done at the office with some job-site visits

Qualifications:

  • Bachelor's degree in a related field

  • Minimum 2 years construction scheduling experience

  • Experience in ground-up apartment construction preferred

  • Knowledge of development/construction phases

  • Competency with computers, devices, Microsoft Excel and Word, and G Suite

  • Knowledge of Buildertrend scheduling software, Microsoft Project software or similar

  • Excellent verbal and written communication

  • Spanish speaking a plus
